Body Corporate Approvals & Planning
Every apartment renovation on the Gold Coast starts with the body corporate. Our Coast Building handles the entire approval process: by-law drafting, committee presentations, and all compliance paperwork. We know exactly what committees need to see before they'll say yes.
Sound & Acoustic Transfer
In a unit, your floor is someone else's ceiling. Standard renovation techniques that work fine in a house will create noise complaints, body corporate disputes, and expensive rework in an apartment. We spec acoustic underlays, decoupled ceiling systems, and sound-rated wall assemblies on every job  not as an upgrade, as standard.
Waterproofing & Wet-Area Integrity
Most CriticalThis is the number one cause of disputes in apartment buildings. A failed waterproofing membrane in a unit doesn't just damage that apartment  it leaks into the unit below. Our Coast Building provides full QBCC-compliant waterproofing certification on every wet area, backed by a written warranty. No shortcuts, no 'she'll be right'. Certificates, Insurances & Documentation

Almost always, yes. Waterproofing, plumbing, or anything touching common property needs committee approval. We handle the entire process for you  application, by-law review, everything.
How much does a unit reno cost?
A kitchen typically runs $15k–$80k+ and a bathroom $10k–$60k+ depending on scope and finishes. We give you a fixed, itemised quote  not an estimate that drifts.
How long does it take?
A bathroom takes 3–4 weeks. Kitchen and bathroom combined runs 6–8 weeks. Full unit reno runs 10–14 weeks on site. We start body corporate approvals immediately so paperwork never stalls your build.
